Chesterbrook is a census-designated place (CDP) in Chester County, Pennsylvania, United States. The population was 4,589 at the 2010 census.

Geography

According to the United States Census Bureau, the CDP has a total area of 1.6 square miles (4.1 km2), all of it land.

Demographics

As of the census[2] of 2000, there were 4,625 people, 2,356 households, and 1,175 families residing in the CDP. The population density was 2,871.7 people per square mile (1,109.1/km²). There were 2,413 housing units at an average density of 1,498.3/sq mi (578.7/km²). The racial makeup of the CDP was 89.71% White, 1.84% African American, 0.17% Native American, 7.07% Asian, 0.52% from other races, and 0.69% from two or more races. Hispanic or Latino of any race were 2.03% of the population.

There were 2,356 households out of which 20.4% had children under the age of 18 living with them, 39.2% were married couples living together, 8.3% had a female householder with no husband present, and 50.1% were non-families. 42.1% of all households were made up of individuals and 7.2% had someone living alone who was 65 years of age or older. The average household size was 1.96 and the average family size was 2.71.

In the CDP the population was spread out with 17.3% under the age of 18, 4.0% from 18 to 24, 38.4% from 25 to 44, 29.3% from 45 to 64, and 10.9% who were 65 years of age or older. The median age was 40 years. For every 100 females there were 80.7 males. For every 100 females age 18 and over, there were 79.2 males.

The median income for a household in the CDP was $80,792, and the median income for a family was $90,872. Males had a median income of $68,906 versus $47,348 for females. The per capita income for the CDP was $51,859. About 1.4% of families and 2.1% of the population were below the poverty line, including 2.8% of those under age 18 and none of those age 65 or over.
